Does This Change Affect You!!

You may well be aware that there are further regulation changes being introduced to new homes from the 6th April 2008 and the attached guide presents the key facts about what these changes will mean to anyone building or selling a new house.

However you may not be aware that these regulations mean that every home where completion construction occurs after the 6th April 2008 will require an ENERGY PERFORMANCE CERTIFICATE (EPC) which will have to be lodged with a central register. The production and lodging of the EPC can only be carried out by an ON CONSTRUCTION DOMESTIC ENERGY ASSESSOR (OCDEA).

Our sister company, Salgate Energy, are pleased to advise that we have gained full OCDEA approval and will be able to access the central register from the 6th April 208 to lodge EPC’s as required to instigate the issue of completion certificates from Building Control and the production of an EPC required for HIP packs.

It is noted that the predicted energy assessment required for building regulation submission can be carried out by anyone, however when the project reaches construction completion stage and a building regulation completion certificate is required and you have not used an OCDEA approved assessor to produce your SAP 2005 building regulation submission information, then all of your previous efforts at building regulation submission stage will have been wasted.

Building control will not issue completion certificates from the 6th April 2008 unless the EPC is on the Central Government Register and access to lodge EPC’s on this register is only available to OCDEA approved assessors.

Hopefully the attached guide will explain all the new requirements of the regulation changes and combined with our gaining of OCDEA status will enable us to provide you with the level of service you will require in relation to these new procedures for the sale of your developments.
